Property tax is one of the most prominent sources of revenue for the state government of Hyderabad. A property owner is charged property tax by the municipal corporation of his or her area. Levy of property tax is delegated to different municipalities within each state, resulting in property taxes varying among different municipalities. Money generated from property taxes is used by the government for maintenance of various civic amenities like road repairs, lighting, drainage and common areas such as public parks.
Property owners in Hyderabad are required to pay property tax to the Hyderabad municipality body, Greater Hyderabad Municipal Corporation (GHMC), on an annual basis. The funds collected are utilized to facilitate better public service in the city.
Every houseowner will have a unique Property Tax Identification Number (PTIN). This number is 14 digits in case of old PTINs, and 10 digits for new PTINs. Enter the digits on the website and make the payment online.

Step 1: Visit ptghmconlinepayment.cgg.gov.in/PtOnlinePayment.do
Step 2: Enter PTIN and click on “Know Property Tax Dues”.
Step 3: Verify details of arrears, property tax, adjustments etc. and select how you want to make payment - net banking, credit card or debit card.
Step 4: You will be redirected to the payment gateway page. Enter your card details or login to net banking and complete the payment.
The last dates for payment of half-yearly property taxes 31 July and 15 October. Any delay in the payment of tax will attract a penal interest of 2% per month on the amount outstanding.
The annual property tax for residential property is calculated using this formula: Plinth Area × MRV per sq. ft. × 12 × (0.17-0.30) depending on the monthly rental value (as per the following slab) – 10% depreciation + 8% library cess

The Monthly Rental Value for commercial property is dependent on the zones or locality. Check the GHMC website for this information related to MRV.
Minimum and Maximum taxes
The property tax for cellular towers, ATMs and hoardings is the maximum with a monthly rent of Rs. 50-Rs. 70 per sq. ft.
Hospitals, educational institutions and hostels are levied at the minimum with a monthly rent of Rs. 8 and Rs. 9.50 per sq. ft.
