PMC has been in active service since 1950 and gathers property tax as its second biggest source of revenue after Octroi.
With the aim of automating the entire property tax assessment process and to boost its revenue, the PMC in September 2016 started carrying out geo-tagging of properties in its jurisdiction along with identifying unauthorised and illegal properties by using Geographic Information System (GIS). Since 1950, the Pune Municipal Corporation /Pimpri Chinchwad Municipal Corporation has been assessing a property to give it a value and levy tax on a person’s property as per the location of property.
Since September, the automation exercise has started work on:
Verifying existing property size.
Displaying information about owner of property.
Taking photographs of the properties and documents.
PMC has under its scanner around 8 lakh properties that have been consistently mapped with the use of GIS technology with the aim of mapping a majority of properties in the near future. This makes for an amazing revenue accumulation for the Pune Municipal Corporation by making defaulter identification simpler.
The tax on property is applicable to almost all the properties and vacant lands inside the Municipal corporation boundaries. Property tax is calculated along the basis of effective carpet area of the property. A capital value-based system for property tax calculation is used by the Pune Municipal Corporation.
The percentage of the actual value of the property which is based on the ready reckoner that is used to calculate stamp duty by the revenue department is known as the property tax.

Both PCMC and PMC property rates are available online.
For first half year lasting from April 1st to September 30th the due date is 31st May and for second half-year lasting from October 1st to March 31st the due date is 31st of December.
Penalty on PMC is at a monthly 2% when the payment is delayed beyond due date. This means when the penalty is charged from the 1st of July, in case of first half year and from 1st January for the second-half year.
For people who pay complete property tax by 31st May, these rebates are available:
For residential properties/ non-residential/open plot specifically registered as residential building – 10% discount on general tax in case of annual rateable value up to Rs 25,000.
5% discount on general tax in case of annual rateable value of Rs 25,001 and above.
For residential properties that have solar, vermiculture and rain-water harvesting systems – there is 5% discount on municipal tax (not including water and government tax) D. In case of one of these projects and 10% discount on municipal tax.

PMC - Properties utilised for worship, public or religious purposes and registered with the charity commissioner as charitable institute/trust are out of the purview of property tax.
PCMC - 50% concession on general tax of properties that are owned by ex-servicemen/freedom fighters/their wives, women and 40% rebate in case of properties registered in the name of people who have above 40% disability.
